Compare property-management quotes for your Canadian rental

A monthly percentage or flat fee is only the starting point. Compare the work included, tenant-change charges and the responsibilities that remain with you. If you live abroad, confirm who will provide records and handle each agreed rental-tax task.

Use this guide to organize written quotes and questions. It does not recommend a manager, calculate tax, or offer property-management services.

Start a blank comparison

Ask each provider the same questions

Request a written fee schedule and a sample owner statement. Confirm these points in the agreement:

  • Is the recurring fee based on rent collected, rent charged, a flat amount or another basis? Is there a minimum or a tiered rate?
  • Which months are billable? What happens during vacancy or unpaid rent?
  • Is tenant placement separate? What triggers a placement or renewal charge?
  • Are inspections, advertising, setup, maintenance coordination or project oversight extra? Which third-party costs remain payable?
  • Are sales taxes included or additional? Is there an administration charge on supplier invoices?
  • What records and response arrangements are included for an owner who is away?
  • Who handles each agreed rental-tax task, and which tasks are excluded?
  • What are the contract term, cancellation charges and handover arrangements?

Compare an ordinary year and a tenant-change year

Use the same property, currency, period and service assumptions in both columns. Enter a leasing or renewal charge only when its contractual trigger occurs in your scenario. Compare an ordinary year separately; do not automatically add both charges every year.

Unknown is not zero. Keep actual repairs, rent, deposits and money held for others separate from management fees. A lower known-fee subtotal does not establish better service or a complete budget.

The optional fictional example uses CAD 30,000 collected rent and 12 billed months. Its tenant-change subtotals are $5,050 and $3,950; recurring charges alone are $2,400 and $2,700. Sales taxes remain unknown. These are arithmetic examples, not market rates or all-in prices.

Compare two written quotes

Use one shared 12-month CAD scenario. Enter total collected or charged rent for that period, or the explicitly billable months. For minimums, tiers or mixed fees, use a manually supplied recurring total.

Entries stay on this page and are lost when you leave or reload. Print or export your comparison before leaving. Scope notes appear in print but are excluded from CSV. Enter role descriptions, not personal or tenant details.

Your comparison — starts blank; unknown charges stay unresolved.

Known-fee subtotals are not all-in ownership costs or service-quality scores. Resolve scope and basis differences before deciding. No tax rate, deductibility or provider ranking is calculated.

Put responsibilities in writing

For each task, record the responsible party, evidence or report, agreed timing and unresolved question. A manager, owner and tax adviser may have different roles; a job title alone does not confirm what is included.

Organize existing receipts and statements with the free rental-records organizer, or prepare the moving-abroad rental handoff. You can use both independently.
